Please follow the checklist below to ensure a smooth and timely close of escrow. As always, we’re here to answer your questions.

Let your lender know you’re in contract, so they can order the appraisal and advise you on next steps, including ordering home insurance. We recommend Abdullah Al-Hadeethi from Goosehead Insurance [email protected] / 573) 592-9665.

Wire your Initial Deposit to escrow. You can refer to page 1 of your Purchase Agreement to confirm the amount (typically 3% of the purchase price) and when it’s due to the title company (typically 1 - 3 days after acceptance of your offer).

Schedule your movers. We recommend Commander Moving (commandermoving.com) and Big Family Movers (bigfamilymovers.com).

PG&E - schedule a transfer of gas and electrical service into your name either online (www.pge.com) or by phone: (877) 660-6789.

EBMUD- schedule a transfer of water and sewer service into your name online
(www.ebmud.com) or by phone: (866) 403-2683.

Review and sign the CD (Closing Disclosure) - this will come from your lender, and must be signed at least 3 days before your scheduled closing date.

Request an Estimated Closing Statement from the title company. This is a rundown of the debits and credits for your transaction, and is very important to review carefully to spot any errors before closing day.

Schedule your final walkthrough with us. This is your last chance to visit the home once the staging has been removed, to make sure it’s in the same condition as when you first viewed it. We will have you DocuSign a Verification of Property Condition to confirm.

Sign your closing documents, either at the title company office or at home / somewhere else via mobile notary. Your escrow rep will reach out to you to schedule this. Once completed, you will deposit the balance due, your lender funds the loan, and the deed will be recorded with the county. We’ll receive confirmation of recording.
